July 2025 Marvella Newsletter

Dear Marvella Residents,

As summer is in full swing, we want to share a few seasonal reminders and updates to help keep our community safe, clean, and running smoothly!

Homeowner Reminders:

Lend a Hand, Keep Marvella Grand

Please help us by doing your part: pick up after pets, report any suspicious activity, and let us know if you see anything in need of attention around the neighborhood. A little goes a long way in keeping Marvella beautiful and safe for everyone!

Reminders

  • For your convenience, 2 pet waste stations are available and located by the pool on South Olive Court and by the mailboxes on East Lake Drive.
  • Looking at making renovations or improvements to your home? Please remember to fill out the Architectural Review Request Form and submit it to Michael Schenfeld and Carlos Arreola-Karr for review prior to making improvements.
  • Please remember to maintain your lawn spaces, including trees, pruning, weed and debris removal, and landscaping replacement.
  • Remember to store your trash and recycling bins, and any other unsightly outdoor equipment, out of view from the street. Please place trash cans at the curb no earlier than the night before scheduled pickup and remove them by the end of pickup day.

District News:

Special Meeting Summary – July 31, 2025

You may have seen that the Marvella Metropolitan District held a Special Board Meeting on July 31, 2025. The purposes of this meeting were to hold an executive session to discuss Mr. Jacob Beniflah’s Notice of Intent to file a lawsuit against the District in response to the District charging Mr. Beniflah, per the Colorado Open Records Act (CORA), for statutorily allowed research and retrieval costs incurred by the District and Board members in locating records responsive to Mr. Beniflah’s CORA request  (totaling $89.64).  For community awareness, and as of July 31, 2025, the costs incurred by the District associated with the request total $1,325.75. 

In the event Mr. Beniflah proceeds with legal action, the Board determined in open session to be prepared by retaining special legal counsel, Peter C. Forbes, to represent and defend the District. The District believes it has acted in accordance with all applicable laws in regard to this matter.

Pool Renovation Complete!

We’re excited to share that the pool renovation project is officially complete! This includes:

  • Brand new tile throughout the pool
  • A new safety railing for added protection
  • Continued coordination with our contractor to resolve heating inconsistencies

We truly appreciate your patience as we work to maintain consistent pool temperatures.

Marvella Community Pool Shade Structure Poll Results

The District is exploring options to add more shade at the pool, and the pool shade structure poll results in! 31 residents participated in the poll and with this information, the Board will consider the installation of a shade structure during a future Board meeting.

Irrigation System Repairs Underway

We've received several reports of irrigation issues, and our contractor is actively making repairs. We’ll continue to monitor the system and address any additional concerns as the season progresses.

Website Updates & Communication

The District website has been refreshed with updated content and formatting to improve accessibility and transparency. Additional updates are underway as requested by the Board.

Monthly Email Updates Coming Soon

In addition to the quarterly newsletter which will provide updates on Board actions taken during quarterly Board Meetings, the Marvella community will also be receiving a monthly email update to give residents a more consistent, easy way to stay informed. These will include ongoing projects, homeowner reminders, and other information pertaining to the District and surrounding community. Please reach out to the District Managers if you would like to add newsworthy items to the monthly email updates or quarterly newsletters.

Snow Season Prep Already in Motion

It may be warm now, but we’re already preparing for winter. The District is reviewing snow removal proposals to ensure competitive pricing and continued reliable service. While we’ve been happy with our current provider, Nature’s Workforce, it’s always smart to evaluate our options.

Regular Board Meeting Schedule

The Marvella Metropolitan District Board of Directors holds its regular meetings quarterly, both virtually and in-person at CRS’ offices. Upcoming meetings will be at 12:00PM on August 8 and November 14, (schedule subject to change) and are open to the public. The Board may hold additional special meetings as needed. Notices will be posted 24 hours in advance by e-mail and on the District website.
