Homeowner Reminders:
Lend a Hand, Keep Marvella Grand
Please help us by doing your part: pick up after pets, report any suspicious activity, and let us know if you see anything in need of attention around the neighborhood. A little goes a long way in keeping Marvella beautiful and safe for everyone!
- As we move through the fall season, please also remember to rake and properly dispose of leaves, clear debris from sidewalks and gutters, and keep yards neat to support overall neighborhood curb appeal and drainage.
- For your convenience, two pet waste stations are available and located by the pool on South Olive Court and by the mailboxes on East Lake Drive.
- Looking to make renovations or improvements to your home? Please remember to fill out the Architectural Review Request Form and submit it to Michael Schenfeld and Carlos Arreola-Karr for review prior to making improvements.
- Please remember to maintain your lawn spaces, including trees, pruning, weed and debris removal, and any necessary landscaping replacement.
- Remember to store your trash and recycling bins, and any other unsightly outdoor equipment, out of view from the street. Please place trash cans at the curb no earlier than the night before scheduled pickup and remove them by the end of pickup day.
- We love seeing kids outside enjoying the neighborhood! Please remind children to respect neighbors’ property and landscaping, play safely in the streets and watch for cars, pick up toys, sports gear, and trash before heading home.

Winter Weather & Snow Removal
As winter sets in, residents are reminded to help keep Marvella safe and accessible during snowy months:
- Sidewalks: Clear snow and ice within 24 hours after snowfall ends to keep pathways safe for neighbors, children, and mail carriers. Property owners are responsible for clearing the sidewalks in front of their homes—and along the side yard if on a corner lot.
- Street Parking: Avoid parking on streets during or after snowstorms so plows can safely and effectively clear the roads.
- Use Pet-Safe Ice Melt: Choose non-corrosive, environmentally friendly de-icing products to protect our landscaping and pets.
- Be Neighborly: Offer a helping hand to neighbors who may need assistance shoveling — community spirit goes a long way!

The Marvella Metropolitan District Board of Directors held a special meeting to finalize the 2026 budget, review financial performance, and discuss community maintenance and management priorities.
Financial and Budget Highlights
- 2025 Budget Amendment Approved: The Board amended the 2025 budget to account for unanticipated costs related to pool maintenance, ADA compliance, legal fees, and community landscaping.
- The 2026 budget was formally adopted following a public hearing on November 6, 2025. The budget reflects the District’s commitment to maintaining high-quality community services—including landscaping, snow removal, utilities, and infrastructure upkeep—while managing costs responsibly and preserving adequate reserves for future needs.
- Mill Levy Certification: For budgeting purposes, the Board certified a total preliminary mill levy of 76.215 mills for 2026, which includes 45.380 mills for general operations and 30.835 mills for debt service. These mill levies are based on preliminary assessed valuations provided by Arapahoe County. Because overall assessed property values have decreased, the mill levy increased compared to last year in order to maintain approximately the same level of property tax revenue needed to fund essential District services. The District will receive the final certified assessed valuation in December, at which time the levy may be adjusted as required by state law to ensure the District meets its budgeted revenue requirements for 2026.
- Financial Position: Unaudited financials show strong fund balances across the District’s general and debt service funds, maintaining healthy reserves for 2026.
- Claims and Payables: The Board ratified all current claims and reviewed the vendor register, ensuring transparency and accountability in expenditures.
- Annual Administrative Matters Resolution: The 2026 Administrative Resolution was adopted, setting official meeting dates, posting locations (including marvellamd.org), and compliance measures under Colorado statute.
- Snow Removal and Legal Services: The Board ratified the snow removal contract for the 2025–2026 season and renewed its engagement with Icenogle Seaver Pogue for continued legal representation.
Manager’s Report Highlights
District Management provided an overview of recent and upcoming maintenance items across the community:
- Seasonal Maintenance: Fall cleanup and winter preparations have been completed, including pruning, irrigation winterization, and storm drain checks.
- Pool Facility: The Board reviewed upcoming maintenance and repair needs for the pool area, including system inspections and planned leak detection before the next swim season. Future improvements and replacement options are being evaluated to ensure reliable operation for 2026.
- Landscaping and Hardscape: Ongoing landscape monitoring continues, with attention to warranty plant replacements and small masonry and stucco repairs around entrances and retaining walls.
- Community Enhancements: The Board discussed long-term improvements such as shade additions, fencing maintenance, and beautification efforts to keep the amenities in excellent condition.
- Vendor Coordination: Management will continue to work with contractors to ensure quality service and timely completion of maintenance projects.
